Homebuyers are driving market growth as affordable home prices, low mortgage rates, steady job growth and increasing demand for new single-family homes continues. These are positive signals for many homebuilders. Since the beginning of 2016, overall confidence about the recovery of this construction sector remains high as builders continue to build for this group of homebuyers. Of course, some builders have noted that they’re noticing a few challenges on industry related fronts that could hamper some home construction – things like a shortage of available lots and construction labor, along with decreasing access to various land development loans.

We’re Positive

“Builders remain cautiously optimistic about market conditions,” says Robert Dietz, chief economist of the National Association of Home Builders, in a recent Spring Construction Forecast announcement. “2016 should be the first year since the Great Recession in which the growth rate for single-family production exceeds that of multifamily. Consumer surveys suggest the ultimate goal of millennials is to purchase a single-family home in the suburbs,” says Dietz, We’re planning for single-family growth to keep accelerating in 2017 as the supply chain issues subside as production expands and the market recovery continues.

NAHB forecasters predict that single-family production will see a 14 percent uptick this year to 812,000 units, and then rise another 19 percent to 964,000 units in 2017. The month of May is known as National BBQ month and by the end of it when Memorial Day weekend arrives, the grilling season is typically in full swing around Atlanta and many other cities. The Disputed History of BBQ

Happy 4th of July from Sharp Residential! On this highly patriotic holiday weekend be sure and remember what is being honored. We celebrate the Declaration of Independence for two reasons. It represents an official severing of ties between the original 13 colonies and the rule of Great Britain. But it also represents the core of our beliefs, the very makeup of our identity as citizens of the U.S. Thomas Jefferson, the author of the Declaration of Independence, combined a rich a history of ideas and eloquently presented them to the then King of Great Britain along with a list of grievances.

At certain times, the concept of what it means to be a citizen of the United States of America may seem unclear. While many citizens are very passionate about our country, there are others who cannot accept patriotism as a wholesale, no-strings-attached concept. For those who already deeply love the United States, and for those who are struggling with the idea, the Declaration of Independence can be a guidepost. It is an unassailable document that embodies what it means to be an American, and everything we hold dear.

Although written in a different time with different social norms and commonly accepted philosophies, the U.S. has made consistent strides to truly embody the words, “we hold these truths to be self-evident, that all men are created equal…” This idea has emboldened us to forge our own paths as individuals and as a nation. At great risk have Americans stood up to many forms of tyranny and oppression, and however long it takes, liberty prevails. Although the times are always changing, there will never be a day when this document does not hold immense importance to the United States or its people.

It’s here! Back to school time for North Atlanta communities of students and parents has arrived. The summer vacation period has ended and existing residents and new home buyers are ready to send their children back to school as classes begin this month. We hope your kids are prepared for the daily changes and they get adjusted to their school year routines, sooner than later.

Parent Tips, Student Stuff

Here’s a list of stuff and tips for parents and students to remember as the school year gets going this month. As the saying goes, time flies.

Check your supply lists and requirements that your child receives from their teacher asap. Don’t let that special something they have to have a few months from now sneak up on you when you least expect it. Remain aware.

Connect with your child’s new teacher at the beginning of the year so there is a mutual opportunity for understanding and respect between you, your child, and your child’s teacher.

Strive for a consistent and routine schedule for your student. This is easier when kids are young and becomes more challenging to keep them on track as they get older with expanding course loads and more after-school activities to join.

Get everyone on the same calendar. Digital calendars are good but often a simple to use, large squared paper calendar works better. Decide on a system that works best for your family and stick to it.

Set yourself and your household up to remain organized. Make a list of chores for the kids to help keep the house clean. Create weekly dinner menus to save time. Stay in the know with what’s happening in your child’s life at school. Keeping things more organized helps create stability for students.

Fall Design Trends for New Homebuyers

Fall is here and that means cooler weather and shorter days are upon us. We have until November the 6th before we fall back but that will likely be here before you know it so we wanted to share some of the latest Fall design trends for new homebuyers today. Autumn is that time of year when many of us naturally begin to transition our living spaces into cozier (staying warm indoors) environments. At the same time, striving to include noticeable touches of elegance and luxury so that our interior designs remain stylish.

Natural Decor

Fall is the time of year we often find ourselves bringing more natural decorative elements into our homes. Think of the seasonal wreaths, pumpkin arrangements, fresh cut wood, the scents of pine and spice in the air, dried flower arrangements, and other earthy elements like wooden sticks and polished stones. Not to mention all the nature filled, crafty DIY projects that we do for decorative tablescapes and home decor for visiting guests to enjoy.

Shades, Prints, Textures

Gray remains popular in the designer’s color palette but turns a bit darker or cooler as shades of blue, deep reds and purple are added into the mix for the seasonal shift. If some of these deeper jewel tone colors are too dark for your wall color tastes then may we recommend you consider picking up a few accent pillows or throws in these seasonal shades.  They will still go along well with lighter tones or softer hues of these cool colors for Fall. In particular, look for the darker blue shades such as navy, indigo, sapphire, and deep blue ocean to be seen everywhere. Also, keep your decorative eyes open for more natural, organic textural patterns such as the return of Shagreen, and the bolder prints available on a wide variety of surfaces and decorative accessories. Seasonal colors in distinctive patterns will be showing on pillows, throw blankets, rugs, wallpaper, bedding, and more.

New Design Trends for the New Year

While we’re happy to share these new design trends and suggestions we certainly don’t expect you to incorporate all of them into your home’s interior design and color palette. That said, we know most homebuyers and homeowners are interested in design guidance or ideas to help them make their homes special and unique. Below are some of our favorite trends to enjoy and use in your spaces.

Paint Colors – Warm, Traditional & Bold

Colors currently trending for residential interiors are covering the preferences of many versus the few, which is a good thing. Right now you can be bold w/ blues, reds, and greens or stay closer to traditional colors that fall into the earth tone palette. The folks at Pantone named a bright bold shade of green their color of the year. Once you start seeing “Greenery” used in both commercial and residential spaces you may find yourself considering ways to use it in your home. We like this color for indoor/outdoor rooms or for an accent wall color choice. Besides this bold choice, soft pastels in blues, pinks, and yellows are available for those looking for whimsy or an easier first step into accent wall colors. Last but not least, the popular gray remains in 2017 even though you may keep hearing about its passing. It pairs well w/ many other colors, so expect to see it in more shades than last year.

It goes without saying that time management is important. Breaking your cleaning down into daily or weekly plans can help you stay focused. Despite how driven you may be to get everything done and out of the way as quickly as possible, setting realistic goals that can be accomplished from week to week is much more manageable than trying to get everything over within a couple of days. Planning dedicated time on your calendar can help you prioritize projects to make your life a bit easier.

Discovering that you’re low or out of cleaning supplies can be a disheartening interruption when you’re in the middle of your project. Now that you’ve planned how you’re going to deep-clean your house, we recommend that you take a full inventory of your cleaning supplies and figure out what you’ll need. The spring is when many stores have sales or offer seasonal coupons on cleaning products, so it shouldn’t be too hard to stock up as needed. Also, the internet is full of do-it-yourself recipes for folks that want to make their own household cleaning products. For example, distilled white vinegar, baking soda, and water combine to make an all-purpose cleaner that can take you a long way.

One at a Time

Cleaning out big rooms like a living room, garage, or master bedroom can seem overwhelming. It’s good to focus your energy on one room at a time rather than trying to conquer an entire household all at once. Separating rooms into smaller, more manageable sections or quadrants can help you stay positive and stress-free. If you still find yourself overwhelmed with the workload of cleaning a big room, take a break; reassess- maybe call a friend and see if they want to help.

Clearing the Clutter

Spring cleaning isn’t just about cleaning, it’s also about de-cluttering! Looking at all the things that can accumulate in your house over the course of a year can really sap your energy. But when any project -large and small- is approached with a plan, things get put into perspective. If there are items around your house that you want to get rid of instead of throwing them away consider having a garage sale or donating gently used items to a charity so you can make somebody’s spring season a bit brighter.

Outdoor Appeal

Now that the harsh winter weather is over it’s a good time to give the outdoor features of your home some tender love and care. From the front porch to the backyard there’s always something you can do to the exterior of your house. Now is a great time to finally start that garden you’ve been dreaming about, or maybe you need to re-mulch the yard or touch up the front door with a fresh coat of paint. Whatever it is you find yourself doing outside, don’t forget to enjoy the beautiful spring weather that this season has to offer.

Fun Filled Spring Events to Enjoy This Season

Blooming flowers, beautiful weather, chirping birds and a radiant shining sun aren’t all that spring has to offer. For residents in our North Atlanta communities, the season also brings some of Atlanta’s most fun filled Spring events to attend and enjoy. Roswell Azalea Fest

The month-long Roswell Azalea Festival is a Spring event definitely something to put on your to-do list this season. During the month of April, every day has a different event starting with an Art exhibit on the first and ending with the Azalea Festival Gala on the 30th. The Festival ends with an entertaining dance line performed by the Briefcase Brigade followed by a silent auction, dinner, and dancing, honoring of the Chattahoochee Nature center for their 40 years of environmental service.

81st Atlanta Dogwood Festival

When the Atlanta Dogwood Festival first started it was about making Atlanta known on an International scale and to this day the Festival brings people from all around the world! Atlanta’s dogwood festival has been the most popular spring event in Atlanta for 81 years! On April 7th – 9th, make your way down to Piedmont Park to celebrate the blooming of Georgia’s beautiful Dogwood trees. With things like live musical performances, several places to eat, and an artist market there’s something here for everyone to enjoy.

Taste of Forsyth

The City of Cumming presents the Taste of Forsyth. This free admission, rain or shine event will take place on April 15th at the Cumming Fairgrounds with things like food tasting, live music, a kids zone and a massive easter egg hunt with over 30,000 eggs to find. From 11 am to 5 pm the Cumming Fairgrounds will have everything a family could ask for on the day before Easter.

Sandy Springs Artsapalooza

Get a feel for what it’s like to be an artist in Atlanta at the Sandy Springs Artsapalooza. On April 15th and 16th enjoy artists from hundreds of different disciplines ready to show off their hard work. The festival will have over 150 arts and crafts participants, live music, interactive art stations and a children’s play area making this a perfect weekend getaway for families.

Alpharetta Farmers Market

Starting April 16th, the 2017 Alpharetta Farmers Market will be a great place to go for local farm fresh produce in North Atlanta. Since 2006 the Alpharetta Farmers market has been known for the makers of edible home goods, artisans, and southern food + veggie vendors. Local raw honey, homemade jellies, and yummy desserts are just some things that you’ll find yourself enjoying while attending this event. So make your way to their downtown Alpharetta location to support all of your local farmers and artisans.

Atlanta fun filled spring events - Roswell Cycling Festival

Roswell Cycling Festival

End the month of April with the week long Roswell Cycling Festival. From April 22-30 you can enjoy several bike riding events through beautiful Roswell. After your riding adventures, enjoy after parties and beer tastings. There will also be kids riding and racing for kids ages 6+

Taste of Alpharetta

For the food lovers and connoisseurs, make plans now to feed your inner gourmet in one food filled night with more than 50 different restaurants. On May 4th, 2017, Downtown Alpharetta hosts the 27th Annual Taste of Alpharetta which delivers a sample showcase of delicious appetizers, desserts, and entrees from the amazing restaurants participating. Enjoy culinary demonstrations, culinary competitions, live music performances, and a fun zone for the kids. Admission is free and food tickets start at just $.50 a piece. Participating restaurants will charge between $1-3 per sample and with prices like that who can say “No”.

Happy Mother’s Day – A History of Honors

Mother’s Day is Sunday and we want to celebrate all the mothers in our communities by sharing a few things about how this wonderful holiday began, plus what it means to us. Mothers and motherly figures are often considered the most important people in each of our lives. The Mother’s Day we know today is very different than how and why it originally began. We wanted to share a few thoughts because we feel it’s important for everyone to know the history of this loving holiday.

Mother’s Day Beginnings

Making sure that all Moms get a break on their day to show much they are appreciated is what the current goal of Mother’s Day is currently all about, but that’s not how it started. While Mother’s Day is celebrated in different ways around the world, here in the United States, we have two women to thank for the Mother’s Day we know and love today. In 1870 Julia Ward Howe saw the brutal, harsh realities of post-Civil War America and wished to unify a nation of grieving mothers. She pleaded for women around the world to come together and recognize the things they have in common with her Mother’s Day Proclamation.

Mother’s Day For Her

Then in the early 1900’s Anna Jarvis picked up where Mrs. Howe left off by pushing for what has become the modern version of Mother’s Day. When Anna Jarvis was younger her mother told her about how she wished for a day to recognize all the hard work mothers do around the world. Upon her mother’s death in 1905 Anna Jarvis wanted to make her mother’s wish a reality and during the anniversaries of her mother’s death she would give out carnations, her mother’s favorite flower. She gained support from a Philadelphia philanthropist named John Wanamaker and in 1910 they were able to make West Virginia the first state to officially recognize Mother’s Day. Four years later Anna Jarvis was able to convince the US Congress to officially recognize the second Sunday in May, as the national holiday of known as Mother’s Day.

Different Visions, Honorable Goals

Julia Ward Howe and Anna Jarvis had different visions for a Mother’s day. Julia Ward Howe wished for a day where all mothers would be recognized for the hard work they do while Anna Jarvis wanted people to appreciate the best mother they’ve ever known. Both of these visionary women worked hard to make this holiday a reality and it’s important for us to not only appreciate all mothers but also to applaud the effort of these two women. Keep the American tradition of Mother’s Day alive by the simple gesture of giving a carnation to your Mother or the maternal figure in your life.

Memorial Day Weekend – Remember Their Sacrifice

Memorial Day weekend plans? We understand that it’s certainly a great time to fire up your grill and enjoy some quality time with family and friends, but don’t forget to respectfully remember why it’s called
 Memorial Day. This year, you and your family can begin the pre-summer season with several different Memorial Day events and commemorative ceremonies around North Atlanta. Monday is the special day where we, as a nation, honor the sacrifice of America’s fallen soldiers. Remember to greet any and all military service personnel by thanking them for their service. It’s easy to show your support this Memorial Day weekend with Memorial Day ceremonies around the Northern Atlanta area and here are a few of them.

Milton Memorial Day Ceremony

On May 30th from 10:00-11:00 am, the city of Milton is holding its ninth annual Memorial Day ceremony. Speaker Lieutenant General James Helmly, a decorated Vietnam veteran who is also Chief of the Army Reserve, will lead the ceremony. General James Helmly was responsible for the mobilization of 147,000 Army Reserve soldiers in support of the global war on terror and has been inducted into the Infantry Hall of Fame. It’s important to be a part of your community on this very special day and there’s no better way than to attend a Memorial Day ceremony. Alpharetta Memorial Day Tribute

The Alpharetta City Hall will hold a Memorial Day tribute on May 29th. Starting at 9:00, the program includes the singing of the national anthem, the Pledge of Allegiance, a Keynote Speaker, Laying of the Wreath, a 21 Gun Salute, and most importantly “Taps”  performed by Alpharetta High School junior, Daniel Gelber. New homebuyers should see our established luxury community named Hearthstone while you’re in the area.

Woodstock Memorial Day Ceremony

Join the American Legion, Marine Corps League, and other local veterans groups to honor those who fight to keep us free. On Memorial Day join local veteran groups for a special service of remembrance in The Park at City Center. There will also be an appearance and performance of the Cobb New Horizons Concert Band which will make this ceremony even more heartfelt and meaningful. We have two communities nearby if you and your family are in the market for a new home. Visit Olde Heritage or Harmony on the Lakes this weekend.

Thankful For Their Sacrifice

Memorial Day is the time for us take a few minutes out of our lives to appreciate and thank our armed forces for everything they do and have done to protect us. Whatever you find yourself doing this Memorial Day weekend, we hope you remain safe and happy. Father’s Day is one of the more important holidays that we celebrate, as it marks the time to respectfully honor our Dads for all they do. During the year, it may be hard for you and your father to stay in touch with all of the things that keep you busy, but on Father’s Day remember to make time for what Dad wants to do. Here’s a list of the fun activities that you and your dad can enjoy together this Father’s Day. No matter what, remember to tell Dad thanks for everything with love.

Head to the Course

It’s time to bring out the golf clubs and tee up with Dad! Golf has always been a fun pastime and what better day to do it than today? If you’re currently living in one of our North Atlanta communities you already have access to golf courses such as The Echelon Golf Club in Alpharetta, Woodmont Golf and Country Club in Canton, and The Crooked Creek Club in North Fulton. Of course, there are more golf courses nearby in the North metro area. If your Dad loves golf then it’s definitely something to consider when making plans for Father’s Day. Of course, you could just spend time watching the US Open with him as well, if that’s what he prefers.

Perhaps your Dad enjoys playing tennis would love to have you join him on the courts. Have fun hitting around with your Dad this Father’s Day. Tennis is a great way for the whole family to have fun while also getting a fun cardio workout.
